The proposal for the placement of architectural volumes on the existing plot is based on principles of urban, social, and historical integration, as outlined in the design decisions below.

Aligning the facades along Avenida Jorge de Vasconcelos Nunes with the facade of the adjacent building to the east creates a physical and visual continuity, restoring and reinforcing the identity of the avenue and defining its boundaries.

A network of pedestrian pathways has been developed to connect all points of the parcel, prioritizing the presence of individuals over vehicles.

The architectural ensemble consists of several two-story blocks, each containing two apartments. Access to the apartments is provided through an exterior staircase volume, featuring natural ventilation due to the use of perforated ceramics on the facades, typical of the area. These characteristics allow the project to resemble the scale and perception of a residence or country house common to the region, avoiding the image of a continuous and massive building.

All blocks feature two facades oriented to the northwest and southeast, with living rooms and kitchens facing northwest and bedrooms facing southeast, thus complying with thermal efficiency standards, solar exposure, and ventilation.

The choice of flat roofs is primarily aimed at maintaining a simple volumetric appearance and harmony within the ensemble while providing a contemporary look.

The existing parcel is rich in olive trees of various sizes, which will be distributed throughout the green space created between streets and small landscaped squares.
